Condo prices remain stable in the first half of 2018
Condominium property prices remained fairly stable during the first half of 2018, with under 2 percent in fluctuations. The country’s real estate inventory at present is estimated at approximately 24.3 trillion VND (1.07 billion USD), down 81 percent from the peak of the property crisis in the first quarter of 2013 and 4.29 percent from the end of 2017. In the southern largest economic hub of Ho Chi Minh City, the condominium market recorded greater growth in terms of pricing than Hanoi. In the first three months of 2018, the average price of condominium units gained 1.24 percent from the previous quarter, with the high-end, mid-range, and budget projects up 0.41 percent, 1.53 percent, and 1.45 percent, respectively.

Five-star hotel room rate rebounds in 2017
The average room rate for five-star hotels in Vietnam in 2017 recovered from a 2.2 percent decline from the previous year, picking up 4.2 percent to 107.6 USD, according to a recent survey by US-based audit, tax, and advisory service provider Grant Thornton. Four-star hotels experienced a similar trend, seeing their rates climb 1 percent to 75.2 USD last year, the Hotel Survey 2018 by Grant Thornton revealed. This year’s report marks the 15th consecutive year of the US firm conducting the comprehensive research on high-end hotels and resorts in Vietnam. According to the survey, Vietnam welcomed 86 million domestic and international visitors in 2017, an increase of 19 percent from 2016. To accommodate the increasing arrivals, a large amount of investment was pumped into the country’s hospitality industry.

Central city to develop new urban project
The property developer PGT Group plans to develop PGT City, an urban project in Lien Chieu District, later this year on a total area of 10ha with total investment of US$50 million. The project is the latest urban development included in the city’s Master Plan 2030. The project will be designed as a green city in connection with a new planned railway station, Lien Chieu sea port, Nguyen Tat Thanh beach tourism, Ba Na Hills resort and Da Nang hi-tech park in the western region.

Hanoi: land-attached housing market follows downward trend
According to a real estate company, land-attached housing segment is following downward trend. Land-attached housing segment in Q2-2018 recorded new supply of 182 units from four projects: Rose Town, Terraced Lavender, Terraced Itasco and Ecopark Grand the Island. Regarding of prices, 223 units were successfully sold, down 62pct on-quarter and 85pct on-year. The sales decline was mainly due to limited supply. In upcoming time, they forecasted that the market will become lively with many new projects and next phases of existing major projects like Ecopark, The Manor Central Park, or Noi Bai - Nhat Tan smart city. Previously, in Q1-2018, land-attached housing market in Hanoi recorded two-year low sales, with only 450 units from Thong Nhat Complex, Minori Village, and Gamuda Dahlia.

MBLand Holdings comes under fire for sub-par premium apartments
Residents could move into the thirty-storey Golden Field My Dinh building with 389 premium apartments on the corner of Nguyen Co Thach-Ham Nghi streets, South Tu Liem district, Hanoi from the first quarter of 2018. However, the local authorities have pointed out a number of violations of the fire code. Additionally, residents of the building complained about the quality of building, service fees, and compliance with the project design. According to a complaint letter of Golden Field My Dinh residents, the developer of this building has violated regulations of Decision No.1969/QD-UBND dated April 22, 2016. In essence, the communal area—including 6,775 square metres of parking area in the three basement floors, 315sq.m of community living room at the fourth floor, and 14,655sq.m of traffic and technical support for the whole building—should be under joint ownership. However, in the purchase contract between the developer and residents, all of these areas have been determined to belong to MBLand.
