Phu My Hung launches new apartment project in Southside District

Giant property company Phu My Hung Development Corporation late last week unveiled a show house of its new project, Hung Phuc Premier (Happy Residence Premier), where it plans to start selling units next month. Located on Nguyen Luong Bang Boulevard, Hung Phuc Premier is the ninth condo project. Hung Phuc is building in its Southside District, site of Chateau Villas, considered a symbol of Hung Phuc City Centre’s living environment and community. The new project will be developed on an area of 5,000sq.m with a construction density of 43 per cent. The other 57 per cent is meant for infrastructure, amenities, parks, and transportation.

Japanese sun rises in Saigon housing market

From relative obscurity about five years ago, Japan has emerged as a top 3 housing projects investor in Ho Chi Minh City. Behind only Singapore and Taiwan now, the growing attention Japanese firms have been paying to the residential sector in Ho Chi Minh City is reflected both in the number and scale of projects. Real estate business is the second largest source of FDI, accounting for more than a quarter of total registered in the city. Unlike investors from Singapore or Taiwan, who typically develop projects on their own, Japanese investors tend to partner with a local firm and their projects have so far been focused mainly in the southern part of the city. A typical case is the partnership between Vietnam’s An Gia Group and Japan’s Creed Group. Phu My Hung has partnered with three Japanese giants, Daiwa House, Nomura and Sumitomo, in a joint venture to develop Midtown. Mizuki Park in Binh Chanh District is another Japanese-invested project in the city’s southern part. The VND8 trillion ($349 million) project is a joint venture between Vietnam’s Nam Long Group, which holds a 50 percent stake, and Japan’s Nishitetshu and Hankyu. Japanese-backed projects usually carry recognized Japanese standards.

Limited in supply, high-end apartments in CBDs of HCMC may increase in prices

Over one year, HCMC real estate market has witnessed rapid price increases of central-business-district (CBD) townhouses and suburban land lots, while CBD high-end apartments only increase following the national inflation rate, which is 5-7pct per year. In upcoming time, with strong decline in supply and a policy about stopping development of additional high-rise projects in CBDs, high-end apartment segment in CBDs will see more attractive price increases. According to statistics from Vietnam Property Brokerage Association, 30pct out of nearly 9,000 successful apartment transactions in Q1-2018 were for high-end apartments.
